How the inspection works
It is a visual, non-invasive inspection of what can be seen and safely reached on the day. We do not lift floor coverings, move furniture or open up walls, floors or finishes.
Where something needs a structural engineer, an electrician or another specialist, the report says so plainly, so you can arrange that before you commit.
What it does not include
- Structural calculations or a structural engineer's report
- Testing or certification of electrics, gas, plumbing or heating
- Planning or Building Regulations compliance checks (your solicitor deals with these)
- Testing for asbestos or radon
- Anything hidden behind finishes, furniture or stored belongings
Other types of survey
The Society of Chartered Surveyors Ireland describes several levels of residential survey, from a general condition report to a more detailed building survey. All of them are visual. If our report suggests you need a more detailed survey or an engineer, we will tell you.

How much does it cost?

Do you test the heating and electrics?
Services are checked visually. We do not test services unless that has been agreed in advance.
Can you tell me what repairs will cost?
Yes. On request, we add an estimate for repairs and upgrades to the report.

Is this a structural survey?
No. It is a visual, non-invasive pre-purchase inspection by construction people. It does not include structural calculations or an engineer's report. Where something needs an engineer, the report says so.
Do you check planning and Building Regulations compliance?
No. Compliance and title documents are a matter for your solicitor. We point out extensions or alterations that look worth asking about.
